COMMON
DEFECTS
No house
is perfect. Some defects are very common. Below are some of the more common
defects that we find when inspecting a home: Improper
drainage All areas around the house should be sloped away from the house so
that water will drain away. Improper drainage can lead to water getting into the
basement or crawlspace.
Roof
Many roofs have areas that may not have been nailed properly or flashed exactly
right and may lead to leaks or premature failure of the roof. Wind and hail
damage are common in the Pikes Peak region. Many people postpone replacement of
their roof as long as possible so many roofs may already be beyond their
expected lifespan. Electrical Ungrounded
or improperly wired outlets are common defects. Improper wiring in the main
panel may pose a serious risk. Older houses may need to have their electrical
system updated. Some electrical panels are known to be problematic and can be
identified by a knowledgeable home inspector. Plumbing Common plumbing defects include leaking drains and fixtures, dripping faucets, slow
drains and loose toilets. Water
heater Many people postpone replacing their water heater until it fails so
we see many water heaters that are nearing the end or beyond the end of their
expected lifespan. Some water heaters are connected backwards or may have safety
issues. Furnace
Many furnaces are in need of routine maintenance such replacing a dirty filter
or servicing. Garage
Door Many garage doors are in need of servicing so the door will
operate properly. Some garage doors have serious safety concerns when the safety
mechanisms (e.g., electric eye & auto-reverse) are not functioning.
